Why should I use a landlord lettings agent?

Urgent late night and weekend maintenance calls are landlords’ biggest bugbear. A letting agent removes this hassle so that you can enjoy your leisure time. We have a 24/7 contact number to deal with these, and our engineers visit your property to diagnose and rectify any issues.

Other common landlord lettings problems are late rent payments and vacated properties being left in an unsatisfactory condition. Our expert team will recover unpaid rent, using strict procedures to retrieve it on your behalf. We also deduct any necessary upkeep or repair charges from deposits in order to prevent property deterioration.

Who will conduct the viewings?

An experienced and professional negotiator will arrive early to open all blinds and curtains prior to a viewing. They ensure that the first impression is memorable for all the right reasons. Our negotiators always educate themselves on new properties the day they are live on the Valor Properties website.

How do you ensure I get a good tenant?

We perform several vetting procedures to guarantee that the tenant has a good track record. These include a credit check, guarantor with every application, and previous landlord and employer references.

Do I need landlord insurance?

Yes – this is advised to all landlords. Insurance should not cost more than £15 per month, depending on the product you choose. Most landlords combine their buildings and landlord insurance to cover legal costs up to £500,000.

Do I need an EPC?

Yes – it’s legally required to rent your property. It may already have a valid EPC which can be checked online. EPCs are valid for ten years, and should cost no more than £80 to renew.

What happens to the tenant’s deposit?

The deposit is held with a separate governing body. We use the Tenancy Deposit Service (TDS) custodial scheme. This requires Valor Properties to transfer the deposit within 30 days to the TDS, and liaise with them at the end of the tenancy for any funds that need to be withheld for maintenance or unpaid rent.

Do I need to conduct the inventory?

No – we will carry out the opening inventory. This is an in-depth inspection of the property prior to any tenant occupation, and includes over 100 photographs to provide visual evidence of its exact condition. We also perform interim inspections every three months to ensure that tenants are performing the necessary property upkeep.

What’s included in the inventory?

The inventory includes a report of each room, grading them on a scale of 1-10. This proves the condition of each room and any furniture, and is also signed by the tenant.

Who organises repairs and maintenance?

We organise these duties via our sister company Smart Building Services. They have a 24/7 number to include out of hours and weekend calls. All quotes for work are provided free of charge, and our trusted engineers guarantee that any repair and maintenance work is completed to a high standard.

What happens if my tenant fails to pay the rent?

We have rigorous procedures in place to recover any unpaid rent, and it’s also compulsory to provide a guarantor with each tenancy. This means that a third party has agreed to pay, should the tenant be unable to. We have a rent guarantee option included in our Gold package.
