Case Study: Anstey House, 40 Hanover Square, Leeds, UK

The Importance of Regular Building Inspections

At Valor Block Management, we conduct thorough building inspections on a routine basis for properties in our portfolio. This ensures we regularly assess each building to identify any needs or issues. During our inspections, we perform detailed evaluations and compare findings to previous reports. This allows us to monitor the condition of each property over time.

We also conduct improvised visits as required by maintenance concerns or work requests. Our regular on-site presence helps keep each building and asset operating smoothly. Residents can feel assured knowing we actively oversee their property’s condition and needs.

Resident Reporting

While we inspect buildings frequently, there will be times when residents notice issues between our visits. We offer multiple communication methods for residents to easily inform us of any matters. Concerns can be reported via email, phone, our online resident portal or mail. Prompt resident reporting allows us to quickly address needs as they arise.

Case Study: Anstey House, 40 Hanover Square, Leeds, UK

We recently took over management of Anstey House, a property in Leeds, UK. The previous managing agent had provided poor service, so the client requested we assume responsibility. We vetted their selected contractor to ensure proper insurance and safety procedures were in place. We then organised raising necessary funds and got repair work started promptly. The completed work has now resolved the client’s previous management issues.

During our initial inspection, we found the building’s access gates, originally installed in 2005, had not been serviced or updated since. Our investigation revealed this lack of maintenance led to an unnecessary expense to replace the entire gate system. We solicited competitive figures, issued required resident notices, and closely communicated with owners throughout the replacement process. The new gates are now installed, with the option to phase larger projects as needed.
