Why should I refurbish my property?

The answer is simple, increase the value of your buy to let property, and increase the rental value of your buy to let property.

People think that a property refurbishment starts at £10,000 and therefore, they stay away from the idea. The reality is, its much cheaper.

These days, the smallest changes can make the biggest difference to a property.

For example, the brightness and cleanliness of a property is what most renters in Yorkshire look for first. If a kitchen and bathroom are clean, you are on to a winner.

You don’t necessarily have to rip out an old kitchen and bathroom, then replace with new to get that new refurbishment appearance. You can wrap most kitchens for under £400. If all the cupboards, worktops, and side panels are in good condition, wrapping the kitchen with a vinyl will make the kitchen look brand new, for £400!

Next is the bathroom. If the toilet, bath and sink are old and damaged, it will cost less than £300 to purchase a brand-new bath, sink and toilet. If you find yourself a local fitter, they will charge by the hour to fit, this shouldn’t take more than 1 day which should be around £350. If the walls are damaged or dirty, don’t pay a fortune plastering and painting, for them to get dirty the week after. Use ‘mermaid boards’, these are plastic ‘marble effect’ boards that install really easy. They are also waterproof and therefore easy to clean. The bathroom will be like new for years.

Lastly, a lick of paint goes a long way, in more ways than one. If you paint one room at a time, whether a tenant is in or not, you will transform the brightness of a room which motivates tenants to apply and pay that little bit extra. Paint and paint brushes will not cost you more than £100. A full day each weekend per room will have your property transformed within a month.
